Where it is lawful and reliable, StageBridge can use a project’s official RERA record as an independent reference for its declared timeline — with the source and refresh time shown, a controlled matching process, and human verification. RERA availability differs by state; this is not live nationwide coverage.
Lawful sources first
We use approved methods, in order of preference.
RERA is implemented state by state — there is no single national API or schema. We do not bypass CAPTCHAs, circumvent access controls or ignore a portal’s terms. Where automated retrieval isn’t lawful or reliable for a state, we fall back to document import or manual verification.

How records are handled
Matched carefully, versioned, never inferred.
Source & refresh, always shown
Every RERA record carries its official source, source URL, state, retrieval timestamp and filing date. You always see when it was last refreshed.
Controlled matching
Projects are matched to RERA records by registration number, promoter name, address and dates — and classified exact, candidate, multiple, or manual-review. An uncertain record is never auto-attached.
Changes preserved
Revised completion dates and extensions are kept as new versions, not silently overwritten. History is retained.
No inference
We never fabricate a missing RERA field, and absence of a record is not treated as proof of non-registration.
Timelines compared, not merged
RERA dates are shown as an external reference beside developer, reviewer and HFC information — never blended into one “confirmed” timeline.
Human verification required
RERA data supports a reviewer; it does not decide. A person confirms matches and weighs discrepancies.
What this is — and isn’t
This is a pilot capability being built on a real provider-abstraction, with the schema and matching logic in place. It is not live nationwide coverage, not an official RERA partnership unless contracted, and not a guarantee that any record is current. Scraped or aggregated data is never presented as guaranteed current, and no state connector goes live until its terms and legal basis are reviewed.
